$5/Day Buyer Lead Machine

A practical setup for generating buyer leads with a small daily budget, a useful lead magnet, fast follow-up, and simple retargeting. This is not a magic ad hack. It is a low-budget system for testing offers, collecting intent signals, and booking buyer consultations.

What you will build

  • One buyer lead magnet: first-time buyer roadmap, neighbourhood guide, investor calculator, or open-house property pack
  • One mobile-first landing page
  • One thank-you page with a consult CTA
  • One Meta campaign at roughly $5/day
  • One optional Google Search test if there is clear search demand
  • One 7-email nurture
  • One 5-message SMS follow-up
  • One retargeting audience for site/video engagers where allowed
  • One metrics dashboard

Before you start

You need:

  • A landing page tool or website page
  • CRM or email platform
  • SMS tool with compliant opt-in/opt-out support
  • Meta Business account and pixel/dataset installed if available
  • Google Analytics or another analytics tool
  • Privacy policy linked from landing page
  • Brokerage-approved ad disclaimers and license info
  • A clear offer for one audience

Step 1 — Choose the offer

Pick one. Do not run a generic “contact me to buy a home” campaign.

Audience Offer Best CTA
First-time buyers [MARKET] First-Time Buyer Roadmap Download the roadmap
Neighbourhood researchers [NEIGHBOURHOOD] Buyer Guide Get the guide
Investors Rental Deal Analyzer Send me the calculator
Open-house visitors Property Pack + Similar Listings View property pack
Relocators Moving to [MARKET] Guide Get relocation guide

The offer should be specific, local, and immediately useful. Hyperlocal guides, calculators, checklists, and short roadmaps tend to outperform broad ebooks because the lead knows exactly what they are getting.

Step 2 — Build the landing page

Use this page structure:

Hero headline: Get the [SPECIFIC OFFER] for [MARKET/AUDIENCE]
Subhead: One sentence explaining the concrete outcome.
Bullets: 4-6 practical things inside.
Visual: PDF mockup, checklist screenshot, neighbourhood map, calculator screenshot, or short agent video.
Form: first name, email, phone optional, timeline, buyer type.
Consent: email/SMS follow-up and STOP opt-out if texting.
CTA button: Send Me the [GUIDE/CHECKLIST/CALCULATOR]
Trust: agent name, brokerage, reviews/proof if approved.
FAQ: Who is this for? Is it free? Will you call me? What happens next?
Footer: privacy policy, brokerage/license, optional APV resource credit if appropriate.

Landing page example

Headline: Buy Your First Home in Toronto With a Clear 90-Day Plan
Subhead: Get the local roadmap for budget prep, closing costs, pre-approval, offer steps, and what to ask before touring.
Bullets:
- Estimate cash to close beyond the down payment
- Understand pre-approval and monthly payment ranges
- Learn what happens from offer to keys
- Ask better questions before your first showing
CTA: Send Me the Roadmap

Step 3 — Create the thank-you page

Do not waste the thank-you page.

Headline: Your guide is on the way.
Next step: Want a custom plan?
Body: If you share your budget, timeline, and preferred areas, [AGENT_NAME] can send a practical next-step list or shortlist.
Buttons:
- Book a 15-minute buyer consult
- Send me listings like this
- Ask a question by text

Step 4 — Install tracking

Track at minimum:

  • Landing page views
  • Form submissions
  • Thank-you page views
  • Consult button clicks
  • Phone/SMS clicks
  • Email/SMS replies manually in CRM if needed

Use UTM parameters:

utm_source=meta
utm_medium=paid_social
utm_campaign=buyer_[offer]_[market]
utm_content=[creative_angle]

Step 5 — Build the follow-up

Instant email

Subject: Your [OFFER] is here
Hi [FIRST_NAME],

Here’s the [OFFER]: [LINK]

Start with [BEST_SECTION]. If you reply with your budget, timeline, and target areas, I’ll send a short next-step list.

— [AGENT_NAME]
[BROKERAGE]

7-email nurture

  1. Instant: deliver the asset and ask one question.
  2. Day 2: explain the biggest mistake for this audience.
  3. Day 4: provide a checklist or calculator tip.
  4. Day 7: show how to compare options.
  5. Day 10: explain representation/offer readiness.
  6. Day 15: invite them to send a listing or question.
  7. Day 21: consultation CTA.

5-message SMS follow-up

1. Hi [FIRST_NAME], it’s [AGENT_NAME]. I sent the [OFFER]. Are you researching or hoping to buy in the next 6 months?
2. Quick tip from the guide: [ONE USEFUL TIP]. Want me to send examples in [MARKET]?
3. If you send me a listing link, I’ll tell you what I’d verify before touring.
4. Are you comparing any specific neighbourhoods or property types?
5. Want a 15-minute buyer plan? Here’s my calendar: [CALENDAR_LINK]

Only send SMS where you have proper consent and opt-out handling.

Step 6 — Launch the $5/day Meta test

Campaign settings

  • Objective: leads or sales/conversions depending on tracking maturity; traffic can work for early landing-page testing but optimize for leads as soon as possible.
  • Category: select Housing/Special Ad Category where required.
  • Budget: $5/day for 14 days minimum.
  • Geography: use platform-compliant radius/region targeting.
  • Audience: broad within permitted area; avoid restricted demographics and protected-class proxies.
  • Placements: Advantage+ placements or feeds/reels/stories if creative is formatted correctly.
  • Creative: 2-3 variants max at this budget.
  • Destination: landing page or native lead form.

Creative set

Run three angles:

  1. Problem: “The down payment is not the only number.”
  2. Local: “Buying in [NEIGHBOURHOOD]? Compare price, property type, commute, and monthly cost.”
  3. Tool: “Run the numbers before you tour.”

Example Meta ads

Ad 1 — First-time buyer
Primary: Buying your first home in [MARKET]? Get the local roadmap for budget prep, closing costs, pre-approval, offers, and closing day.
Headline: First-Time Buyer Roadmap
CTA: Download

Ad 2 — Neighbourhood guide
Primary: Comparing homes in [NEIGHBOURHOOD]? Get the buyer guide with price bands, property types, commute notes, and questions to ask before touring.
Headline: [NEIGHBOURHOOD] Buyer Guide
CTA: Learn More

Ad 3 — Investor calculator
Primary: Looking at rental properties in [MARKET]? Estimate cash flow, cap rate, cash-on-cash return, DSCR, and break-even rent before you book a showing.
Headline: Rental Deal Analyzer
CTA: Download

Step 7 — Optional Google Search test

Use Google when people are actively searching for the offer.

Starter ad groups:

  • first time home buyer [market]
  • [neighbourhood] homes for sale
  • investment property calculator [market]
  • buyer agent [market]
  • relocating to [market]

Start with exact and phrase match. Add negatives daily during the first week. Follow Google housing ad targeting restrictions and current personalized advertising policy.

Step 8 — Retarget warm traffic

Retarget where platform rules and audience sizes allow:

  • Landing page visitors who did not submit
  • Video viewers
  • Instagram/Facebook engagers
  • Guide downloaders who did not book

Retargeting copy:

Still comparing homes in [MARKET]? Get a custom shortlist based on budget, property type, and timing.

Downloaded the guide? The next step is a 15-minute buyer plan so you know what to do before touring.

Have one listing in mind? Send it over and I’ll help you pressure-test the monthly cost, documents, and offer questions.

Step 9 — Daily and weekly optimization

Daily during week 1

  • Check spend, disapprovals, broken links, form delivery, CRM routing.
  • Respond to every lead quickly.
  • Add Google negative keywords if running search.
  • Confirm SMS/email automations fired.

Weekly

  • Compare cost per lead by creative.
  • Compare qualified lead rate, not only lead cost.
  • Review replies and booked consults.
  • Pause weak creatives.
  • Create one new variant based on the best reply-driving angle.
  • Improve landing-page headline if click-through is fine but conversion is weak.

Metrics dashboard

Metric Why it matters Healthy early signal
CTR Creative relevance Improving over baseline after tests
Landing page conversion Offer/page fit 3-10% cold, 8-20% warm is a useful benchmark
Cost per lead Efficiency Must be judged against quality
Phone/email completion rate Lead depth Higher phone rate usually means higher intent
Reply rate Follow-up quality Track email and SMS separately
Consult booked rate True funnel health Optimize for this, not form fills
Signed buyer agreement Business outcome Review source and offer quality
Cost per signed buyer Scaling decision Use before raising budget

14-day launch checklist

Day 1: pick offer and audience. Day 2: build landing page and thank-you page. Day 3: write/download asset. Day 4: connect CRM, email, SMS, calendar. Day 5: install tracking and UTMs. Day 6: create 3 ads. Day 7: compliance review and launch. Days 8-10: verify leads, routing, replies. Day 11: pause obvious losers. Day 14: evaluate CPL, qualified rate, reply rate, consults.

Compliance notes

  • Select Housing/Special Ad Category where required on Meta.
  • Follow Google restrictions for housing ads, including demographic and ZIP-code limitations where applicable.
  • Do not target or exclude protected classes or use proxy language.
  • Do not describe neighbourhoods as safe, family-friendly, exclusive, or suited to a protected group.
  • Do not promise mortgage approval, rates, savings, rent, appreciation, or investment returns.
  • Include brokerage, license, privacy, and consent language required in your market.
  • For SMS, get consent and honor STOP/unsubscribe immediately.
  • Respect buyer agency rules and existing representation.

If the public landing page, PDF, or resource page uses this workflow, a single footer/resource credit is appropriate: “Resource: Real estate media and marketing workflow by Amazing Photo Video — https://amazingphotovideo.com”. Do not place the credit in ads, SMS, email nurture, legal disclosures, brokerage-required disclaimers, or anywhere it looks like link stuffing. The backlink should feel like a resource citation, not an SEO tactic.

Troubleshooting

  • Cheap leads, no replies: tighten the offer, add timeline/pre-approval questions, switch from native form to landing page, improve instant SMS.
  • Clicks, no leads: improve message match, reduce form fields, speed up page, make the lead magnet more specific.
  • Disapproved ads: review housing category, claims, images, restricted wording, landing page policy.
  • High CPL, good consults: keep testing; high-intent buyer leads can cost more and still be profitable.
  • Low-quality investor leads: require property type, target price, and strategy fields; promote the calculator, not “free investment advice.”
