Smart Sign Rider QR Funnel

A yard sign is high-intent traffic. This funnel converts drive-by curiosity into trackable listing views, buyer leads, seller leads, and retargeting audiences.

Outcome

QR sign rider → mobile listing page → consent-based SMS/email → CRM task → retargeting audience → showing/value CTA.

Stack

  • Dynamic QR provider with scan analytics
  • Fast mobile page: Vercel, Carrd, Webflow, GHL, or your brokerage site if it loads quickly
  • Form: name, email, mobile, intent, preferred showing time
  • SMS: Twilio, LeadConnector/GHL, Follow Up Boss action plans, Lofty/kvCORE equivalent
  • Analytics: GA4, Meta Pixel + Conversions API where possible, Google Ads tag, UTMs
  • CRM pipeline with speed-to-lead tasks

Build steps

  1. Create a short URL: agentdomain.com/123-main?utm_source=sign&utm_medium=qr&utm_campaign=123-main.
  2. Generate a dynamic QR so the destination can change after the listing sells. Use high contrast and test from 6–10 feet.
  3. Design the rider: minimum 2 inch QR, plain background, CTA like “Scan for price + photos” or “Scan for open house times.”
  4. Publish the page with hero image, price/status if allowed, top 5 facts, gallery link, showing CTA, buyer guide opt-in, and “What is my home worth?” secondary CTA.
  5. Connect form to CRM: every submission gets tags qr-sign, listing:[slug], buyer-lead or seller-curious.
  6. Automate immediate response within 60 seconds.
  7. Retarget page visitors with Meta/Google/YouTube audiences, using housing-compliant settings.
  8. Review daily: scan counts, form fills, call clicks, showing requests, blocked automations.

Landing page wireframe

  1. Hero: photo/video still, address/area, status, price if permitted
  2. Sticky buttons: Call, Text, Schedule, Get Photos
  3. “Why buyers notice this home” bullets
  4. Gallery/video/3D tour embed
  5. Lead capture: “Send me the full photo pack + offer date updates”
  6. Open house/showing block
  7. Neighbour CTA: “Curious what your home could sell for?”
  8. Broker/legal disclaimers
  9. Optional public credit footer

You’re on the reminder list. I’ll send the open house time and any status updates.

If reply 3:

Send your must-haves: area, budget, beds, parking, and timeline. I’ll send matches.

CRM flow

  • New scan without form: retarget only, no contact action.
  • Form fill: instant SMS + email, owner notified, CRM task due in 5 minutes.
  • Buyer intent: send guide, ask showing question, create showing task.
  • Seller intent: send value-check email, create valuation call task.
  • No response: Day 1 value text, Day 3 similar listing, Day 7 market update.

KPI targets

  • Scan-to-page load: 90%+
  • Page-to-lead conversion: 5–15% for sign traffic
  • Speed-to-lead: under 5 minutes; ideally instant automation
  • Cost: QR/software usually low; track cost per lead by listing
  • Secondary seller inquiries: 1–3 per strong listing in a visible location

Compliance cautions

  • Use lawful consent language before automated texts/calls; include STOP instructions.
  • Housing ads must follow platform special-category rules.
  • Do not publish unapproved price, square footage, school claims, offer dates, or sold data.
  • Do not scrape QR scans into contact records unless the visitor voluntarily submits details.
  • Follow privacy rules such as PIPEDA/CASL in Canada and TCPA/A2P 10DLC in the U.S.
